I was over at Sebastians Inlet last month and drove through parts of Melbourne and was just surprised at how "Vacant" the whole town has become.

The value is continuing to increase on Hilton Head, but with buyers sitting more on the sidelines with interest rates, deals are being done in this market that can only be done right now.

Like I said in another response to this thread a really good TC will have a hand full of top producer be worth their weight in gold and make a VERY nice living for an in home job that comes to you with little to no over head.. 

You may get a 2% return the first year, but that should increase over time.

Situations like this are why some landlords have crazy long leases, filled with addendums like "no fish tanks over 100 gallons" and "no indoor archery practice".

They are very common, they have been around forever, they will continue to be around forever.
