My question is what to do with the money.One property is my first house that I used to live in right out of college and it is still 10k until I am under the PMI. 

One rental on 44th and another purchased on 42nd by College.

The thing is i don't know how to rent it to other people ( preferably students) because 5 minutes away from my studio apartment, there is a college nearby. i bought all the furnitures in the apartment and the contract is in my name.

stephan. here is how i do it. granted, i have been doing it for years now, but it works. it sounds like you know how to do it now. go thru, get a list, a very very well detailed list of everything you need. go to home depot and lowes and get prices. add 20% to your total just for error sake. usually, you will go over your budget by 10% so 20% gives you a fail safe. figure out how much you can do and how much you would have to hire done. then, find handymen and college kids to do everything you can't do, for pennies on the dollar. you will be amazed how cheap you can do it

I was supposed to go to college but didn't get approved for financial aid (surprisingly cause i live in a single family house with 9 bodies ) and me and my parents didn't have enough to send me to college.

A bit like dreaming to become a commercial airline pilot but complaining about ground school.I never like accounting in college because fictitious companies bored me to tears.

I would also explore Prince George's County ie....Hyattsville, Mount Ranier, Beltsville, Greenbelt and College Park. 

You can get your real estate education through community college, university or through a real estate school.

They have great jobs lined up at the local college with ample income.
