I just finished a career as a professional ballet dancer in Aspen, Colorado but I have been coming to Portland for the last couple of years visiting my husband who moved for an opportunity here. 

Throughout my education I've heard from investors of all levels of experience that pretty much everyone makes their biggest mistakes on their first flip, and that it can be considered a success to just break even on the first one.  

On the retail level we have seen a huge influx of buyers moving to Atlanta and nearly every owner-occupied sale is calling for highest and best offers.

We currently have one rental property in Aurora, Colorado and are currently renting a home, ourselves, in Colorado Springs (due to the fact that she works in Denver and I work in Pueblo--so we're at a halfway point until we can figure something better out). 

If you can cash flow $350 at that rent level, and it is super-easy to get that rent, without knowing much else it sounds like a decent deal.

In my area just a ground level entry door for the 2nd floor unit would be acceptable so long as the bedroom windows are minimum egress size (5.7 sq/ft and at least 20" wide) and they are not above a certain height from the ground (I forget the exact distance off hand).Your laws are probably different though. 

Jobs interested in: Tradesmen job, ie plumber, carpenter, gc... sales, property management for larger firm or mid level managers.
