I have a close friend who is a contractor and flips houses. 

my question I stay in the dc area and only do Air b and b or Coprate if you get a person that does not want to leave out of your unit it will take you close to a year to get them out due to the laws please chime in?

Very close to what you're looking for...but also note...the ARVs are all closer to $100k+ at this point.

I think that purchase price is pretty close to the minimum loan amount requirement lenders have for conforming loans.
