If there is no litigation in process, there is a good chance of litigation in the future.  

In fact the government does everything that it can to ensure that the lowest common denominator can screw landlords and have complete protection from any litigation.

I am a lawyer, but am a litigator and this is not my area of expertise.Thought maybe you had figured these issues out/run into them, in your venture...

This may or may not be worth the expense of litigating over the deposit.     

Hey Everyone,My Wife and i are newbies at the real estate game and have flipped 1 house in the NJ market and also wanted to buy and hold in the sub 30k market of Baltimore.Unfortunately we trusted the wrong people to get us funded on a 3 property deal that fell through and now have all our money tied up in litigation trying to get it back.We are currently working our last deal.

If not, they will sue me in small claim court, and my property can have a lien.According to CA civil code 841, the fence needs to be repaired.maintained by both neighbor.
