My bigger concern would be the aluminum wiring you mentioned, if it is in the branch circuits:  that is a pain for us to insure in our rentals (I have just one with half aluminum).

The mortgage is much better terms but A LOT more pain and paperwork and you would have to tranfer into your LLC after you close the loan.
