I use to work at IRS and the information provided at the call centers is valuable.I advice you do the two things above first before spending $5k in a guru course or spend thousand in professional fees.

The real factor in $/sqft is how close you are to the city center. 

In this case the easement would give you permission to occupy some of the airspace that belongs to your neighbor's property with your roof and to divert water from your property onto the neighbor's property.Without that easement you will have to remove the part of the roof that extends over the neighbor's property and deal with the water on your side of the line.

One of them works at a physical therapy center and has been there 4 years. 

If you make so they aren't responsible then the tenant will may on the mindset that the water is "Free" and showers will be longer, the clothers washer will get ran for that one dirty pair of jeans, and their cars will stay clean. 

I'm planning on going to another one next week.My experience in real estate thus far is managing a family owned apartment complex and small retail center.

Walmart just built a super center about a mile away and the area, I think, is going to grow more in the next few years.
