Mail works, it's just taking more and more of it to yield the same results and it doesn't look like that trend is going to change anytime soon with so many people jumping into real estate and being told to mail, mail, mail.

I’m here locally in Charlotte NC born and raised and from what I can see buy and hold investors are seeing cap rates on properties in the double digits in the more affordable rent markets here cap rates trend to go down further away from the city you go.

I'm going to look for the latest moving van statistics as they can usually show the most current trend.

Now the trend seems to be- 'my little house is in an LLC and I can't refi or put a mortgage on it.

@A.R Shakir Have you checked the job growth, employment trends, population growth, etc. in the area over the last few years? 

Someone who has a good eye for design and knows whats trending and can create renderings of the plans to get a visual idea of what the plans will look like. 

Most companies are flexible and allow part remote work ( 1 day or 2) but I am seeing the trend change as more and more employers are requiring people to be in the office.
