You might be threading a needle a bit, but you should be able to get a lease on it after you go under contract on a new home and then have your lender count that rent toward your income in the debt-to-income calculation.

My lender told me that's not how it works, and that they still have to calculate based on the purchase price, not the value, so I can't get my PMI dropped until 12 months of payments, OR I can refinance.

I have been reading plenty of books, listening to podcasts, analyzing deals using the BP calculator, and I feel as though a hurdle I need to overcome is searching all over the place and not focusing in on a particular market.

Hi everyone, For those of you that take draws or distributions from your rental property's income, how do you normally calculate it? 

This is one of the old recommendations from senior military folks, buy everywhere you are stationed and then rent it when you move.So here is the real question, how would I evaluate/analyze my house for renting using one of the calculators? 

BP offers some great tools from calculators, videos, podcasts, connections, etc. use them all.Our Team purchased our first home wholesale in July, completed a partial remodel, and sold for $30k+ above asking price in September!
