As a primarily buyer's agent I love it when the previous owners spent too much on upgrades > as it is very hard to recapture = win for my buyer.Regarding neighbors, they are always appreciative b/c you fixed an eyesore.

I realize some of you will say walk from the deal but I'm just getting started with 2 deals currently in escrow, need all I can get.Hot market and I'm very confident I could move the property to a buyer for $47,000 and can come down if needed.Advice appreciated.Mike

In some markets it’s sellers that rule, in some buyers have a little more say.  

Use the money to buy subject to or with wraps and sell to tenant buyers".

A condo that's Fannie Mae approved will also give you potential for appreciation and easier to sell, since there's a low downpayment option and allows for more buyers. 

The upgraded flooring will also bring you a faster sale, and you will feel better and the value you are passing on to your buyer!

You are competing with home buyers and when the market turns a single vacancy will sink you.

Some great finds but competition is pretty stiff and im getting beat out by cash buyers.
