Of course, any RE investment can have a bad year, so you also need to account for the possibility that taxes, insurance, or mortgage payments may not be fully covered by rental income if you have a lot of vacancy due to repairs, low rental demand etc  - basically what is the worst case scenario cash-flow and expense wise?

You basically had to re-finance to conventional loan if you're looking to use the property solely for rental income.However, it seems like what I read elsewhere may not be true after all, which is definitely a good news.

I would try wholesaling to see if you like it before you spend too much money on marketing, you can always find another wholesaler to partner with that either has a cash buyer list or deals you can wholesale to your list of cash buyers if you have one.
