I can’t think of any better way for people to prepare for their future so early on in life with so little cash out-of-pocket.

Is it the life of the mortgage or just until you paid off 20% of the loan?

@Kevin Stone I was born and raised and lived in Montgomery for most of my life.

Do 3 or 4 of those a year, and it starts to become life-changing.

I've lived here in Spokane all my life so I can decipher the good areas/schools/streets from the bad pretty well.

Now while searching for a local contractor i keep running into the problem of them not wanting to deal in the area by keep warning me that it a horrible area to invest inI am aware of the high property taxes, and war zones being that i have resided here my entire life.  

I'm 35 years old, happily married to the love of my life with two incredible boys, 6 and 10 years old.

I get one low life after another with evictions, criminal histories, low income but thinks they can afford it (75% of income on rent), they are going to pay the landlord who evicted them from their first apartment three years ago back even though I have had all this time to do it and still haven't, he evicted them after their first month it wasn't their fault, I'm innocent, blah bla blah. 

Guys have been there for 10 years and she told me that she took battery out of smoke alarm because it goes off  when she is making grilled cheese :).
