I've had a $60k deposit come in the 3 days before closing, then a screen shot showing the current balance worked. 

@Manish Shah True, but a LLC is meant for business purposes, if your home is for personal use rather than cash machine then you don’t need it, but LLC is the way to go regardless it’s a one shot barrier to protect you in many ways.

Professional photos, drone shots, video-and not just a slide show of the still shots, marketing across thousands of websites and platforms, negotiating to meet and hopefully surpass the needed numbers... the list goes on.

No reason not to give them a shot if they can offer terms you are looking for.Cheers!
