We're looking for a 5 bed, 3.5 bath home and seeing price drops of around $20k on homes between $425k and $550k.If you're looking for deals, there are plenty of foreclosures available as well if you plan to occupy the property, but I'm not seeing a lot of good "deals" for flipping.I don't know how familiar you are with Boca Raton and Southern Florida, but typically the lower priced properties require club equity membership of up to $70k up front and monthly HOA's can be as high as $800 plus the monthly membership dues of anywhere from $1200 to $2100 per month depending on the club.

The old flooring is no longer available, so we are looking at either replacing the flooring in one bedroom with something that doesn't match perfectly , or redoing the flooring in the entire apartment (except the bathroom and kitchen; I already replaced the kitchen floor with a luxury vinyl plank and we have ceramic tile in the bathroom).I would love to get a point of view from other experienced landlords about the possible monthly rent difference and caliber of tenant difference if I had a totally uniform floor in all rooms vs having something different in that one bedroom.

And trust me every rent agreement has a term specifying that if the house is for sale tenants need to make it available for showing. 

No others are available in my market, so I can't call to inquire about their rates.Most of the landlords are very small-time.
