We have paid a lot of money to attorney's to set up our business systems, make sure we are in compliance, make sure we have the correct verbiage, leases, management contracts, late fee's, 14 day notices, etc..If you are self managing, you can pay a property manager for already incurring that expense, or you can pay an attorney to get you set up, or you can wing it and pay legal fee's from your tenants attorney's when the sue you LOL.
