It's a small 3 bedroom 1 bath home just over 1k sq feet.

I assisted my grandfather with his multiple single-family rentals, but they usually had long-term tenants and there wasn't much work involved or lessons to be learned.I have a new opportunity at hand that would involve me renting houses and then, subsequently, subletting each furnished bedroom on 3-month leases.

It is a 3 bedroom 2 bath and has a detached mother in-law suite above a 2 car garage with a full bath downstairs and upstairs.

All in all I will have 10k into it with rehab, moving, septic etc. it is a 1993 singlewide 14 by 70, 2 bedroom unit.

For the bottom as of now i plan to renovate it to be a two bedroom one bath apartment to live in.

There is a two bedroom and a one bedroom and a basement unit with 2 bedrooms but no kitchen.

Four people in two bedrooms is within acceptable limits.

I'm pretty green, but I don't think the numbers were there. 1000 sq ft, 3 tiny bedrooms, 1bath and some significant rehab.

I have put out bandit signs, Craigslist (now on CL I haven't puts any pics on there yet) I have even ran this house in the paper.Now it is in a bedroom community of about 9000, and the market is slow there but I am offering this house 5k below appraisal.
