I recently purchased a property in not so pleasant part of town. 

The 2 years applies to homesteads and agricultural land. 

I'm pretty sure there's a guy in the area that is in no financial situation to steal your deal, knows every street in town and would look at the property with you just as an opportunity to network with a future up and coming investor!

Can I ask what town your friend purchased in?

The bad PR that comes out of Myrtle Beach is generally rooted in an older part of town south of the boardwalk.

It's in a college town so renting it out shouldn't ever be too hard. 

For example, if an apartment complex is located in a college town and most tenants are college students, the building will most likely experience frequent tenant turnover.

It’s also a military town and decent housing is limited.

Then, think of looking for a Trailer or Manufactured Home For Sale by Owner on it's own lot outside of town.
