One trick I have used in the past with private sellers is to have a copy of a cashiers check made out to them personally accompany my offer... that stands out... since I pretty much gurantee no one else will do that.. and that is proof positive you have the cash.. now of course smart computer dudes and dudettes I guess could photo shop one.. but it has worked for me in the past.

Between tenants is when we make the big adjustments, sometimes 20%.We self-manage.We give tenants plenty of time (a month) to decide if they are renewing, so they can shop around and see that they are in fact getting a good deal.

With criteria being single family homes with 3br 1+ bath.2.Reached out to local credit union and had them sent me a conventional home loan worksheet quote.3.Did go on to lending tree to see if that was a better option with shopping for quotes on loans.
