If the tenant buyer does not exercise the option, walk away, or re-sign a lease option and try again (if the owner is fine with it)This is all in theory, I have never put this into practice (I am only 19 and cant put property under contract in Mississippi until I am 21) and I don't know the reality of this idea, but it seems like it could work if you can get the right terms.

I would never get into something until all of my ducks are in a row...meaning that I have already established a solid network of investors waiting for my deals (which I have), and having a custom Purchase Agreement with enough contingencies to cover me whether I cannot find an invester to assign my contract to (this is the worse case scenerio)...if it were completely impossible for me to assign my contract, my agreement allows for me to walk away from the deal without any risk to me (although this is not fair to the seller).

I set-up an appt to meet with him for tomorrow afternoon to walk through the house with a repair list with cost estimates and then I'll negotiate my deal on tomorrow and hopefully put a contract on the house.

I have bought properties that needed roof and sometimes we would need to get on the roof to tell if there was one or two layers of shingles, but we always new how many layers before we started the job.You also said "they looked in the attic and didn't see any need for redecking" It would be blatantly clear from looking in the attic that there was more than one layer of shingles (look at the number of roofing nails sticking through the decking).As for uncovering bad roof decking during the tear off process, sometimes you just don't know until you tear off the shingles, other times its obvious from looking in the attic or walking on the roof.Sounds like this company has taken you for a ride.
