Hi guys, does anyone have a free excel template for income and expense? 

A few cases of chicken thighs (or even better buy 2 whole birds and break em down yourself, here is a video of Gordon Ramsay showing 8 year olds how to do it), a 20 lb bag of decent rice, and a 20 lb bag of beans (change it up every so often) and you are good to go for 1 month for chicken and 3+ months for beans and rice.

Also not sure why anyone would redeem this property as they would then be liable for the 2nd position lien potentially, whereas they could just by it from the first if they sell it free and clear.

When I first started out I thought I could figure it out watching how-to videos online, reading books, asking questions in forums, etc.

But CA has even friendlier tenant laws so they are out....I'd like to find a state where I can 1031 the rentals and have more cash flow and less expenses, as well as laws that aren't outright theft of my property by the government for years at a time to give free housing to people at my expense...

RentRedi (free with BP or $1 for 6months if you mention BP) said to me that tenant can sign lease on their site for free with upload lease. 

Taking the capital gain tax free is very powerful, if not the most powerful since other strategies can only defer the tax.
