Can the combination of rent and appreciation qualify it as being held for investment purposes or will IRS say I was not trying to rent it and deny 1031?

I like STR but the maintenance gets expensive and frustrating to manage or do myself.I try to keep the furniture simple with not many extras like the crossbars etc.

I'm desperately searching for a financing option for my spec homes that will give me better terms than the 10-12% interest plus $10k closing costs that my current HML is giving me.I tried doing buyer-financed, but they haven't been selling very well (although I really haven't waited long, I'm just impatient).

I'm thinking about using them for my first out-of-state rental property, but just trying to get over the hurdle of the unknown. 

Now, I am not sure if the banks I have dealt with have just made it complicated to explain to new comers or I did not understand (after repeatedly trying to understand their process) it completely, but it seems too complicated.

I have questions about how to approach a bank for a loan when trying to buy a house out-of-state.
