@Corby Goade thanks for the tips, I'll do some research and start the local networking as you mention.

I used to create Google calendar events for action items or a spreadsheet to track research, but I started getting buried by the sheer amount of the information.We use a task tracking software called JIRA at work so I decided to give it a try to track all the REI knowledge I was gaining.

HOA is fine with investors and she did a ton of up front research and shared the %of renters/% of owners with loan officer from DAY 1.

I have researched this issue and am aware of the tax disadvantages, and there is no mortgage, ie: no "due on sale" clause, and my state only has 10k in homestead exception.  

Are you researching and experimenting with various lead sources?

I will have to research more on how to find off market properties.

Also, do some research on this site on Lease Options as that might get you a tenant buyer, who's willing to pay the price for maybe having a 3 year option.

If your loan officer can answer those items thoroughly without having to go research the answers then you will have a good lender at your disposal.
