Unfortunately there are some that use gimmicks to entice/fool others, and that includes prospective renters... once they've got the keys, they start saving up "in cash" for next years target to rinse & repeat.

I have no problem doing that as well.The tenant lease expires in within the next 100 days so I kept that in mind as well.I suppose the nature of my question puts me on the defensive but I must repeat I still haven't received rent for this month with a voice mail saying the tenant must have sent it to the wrong address and the check IS in the mail.

The trouble that you might face is how that stigma affects you on resale (and rentals to some extent).
