Did Grandma take good care of it or does it need a roof, hvac unit and a remodel? 

We have been doing all the maintenance in the house and remodels throughout to keep up with the market value around the neighborhood.

Looking for a decent app/software to draw/sketch a remodel for my planning phase.

Decided to do some remodel and make the 3/3 nice.

I am debating if I should refinance to get $50k out and use it to buy a property in Trenton and flip it and continue to grow my cash.Also, someone who is in the business already of remodeling, suggested to partner with me where I buy the properties with my own money and he does all the remodeling using his own and split the profit 50/50.

For example a common thing for most places is a bathroom remodel. 

I would provide a printed document to the appraiser detailing the remodel, upgrades, and cost.

Seems like a cost efficient idea I don’t know if it would Work with foundation and parts or Maybe partial rehab any thoughts 

I added value to the property by cleaning it up and doing minor rehabs to it because it had already been newly remodeled.

I was talking to a Property manager/investor (not the one I am using) and he said the  properties could possibly squeeze maybe $1000 between them all and also suggested maybe investing  $40K each to remodel/ renovate with another bedroom and bath to get close to $3000 for rent.
