Tenants in our single family homes pay for yard debris removal unless they choose to hire a landscaping company to remove it as part of their service, or haul it to disposal sites themselves.Note, in our city and county the garbage/recycle/yard debris collection trucks use a device that attaches to the bins and hydraulically lifts them from the street or alley and dumps them into the truck.

This was not terribly relevant because we were going to renovate as we went.

There are sites out there that will perform screening reports at no cost to the landlord. 

You can probably find this on bigger pockets podcasts and just by looking around the site.

Check out socketsite.comLuxury condos aren't doing hot in SF and there's some examples on that site that are interesting.I think the key here is that it's specific condos some of which were likely overpaid and now we're seeing true value but it's more of unique situation then city wide trend. 

A good way to do this is google Tenant Rights for your states and there are usually easy to understand tenant advocate sites that list them.   

Depending on the buyer, repairs will vary drastically due to quality, vision, resources, etc.
