The feedback I've received is that people prefer to have a live-person at the home so they can ask the agent questions or they just don't feel comfortable putting their CC info on the site.

Now depending on what utilities are provided by you as the landlord yes it is possible for you to receive less then $1000 if the Housing Authority needs to subtract some utilities from the tenants monthly budget.So if I were you I would not rent to someone who did not have a voucher for the full amount of rent you are asking unless you are asking an inflated amount that is not inline with what your rental should actually receive.You should purchase the Section 8 bible book it is a great book for learning about section 8.

And many times, buyers end up paying more if they have contingencies, to win against other cash or non-contingent offers, so I often wonder whether I am actually helping my clients by adding contingencies in this market...I try to disclose as much as possible and explain why we need competent lenders and no contingencies, but I can see that many buyers esp first time buyer are skeptical until they lose a couple of properties they loved over non-contingent offers...And there's no monetary compensation received from my lender whatsoever.

I just had an over asking price offer I put in for a client countered last week and noticed that it said right in the email not to consider it binding until we received a signed contract from Fannie.You'll also get countered if you don't have enough of an escrow deposit, and will usually get flat out rejected if you don't follow all the steps, cross the Ts and dot the Is.
