Tim Wilson, just to finish off the point I was trying to make: it's not so much a matter of 9% CoC  ($28k/y) being such a bad number, it's more that I don't recommend borrowing THREE QUARTERS OF A MILLION DOLLARS to get that!

Yes CA is requiring our management company to report our tax on the gross rents per quarter, but we are starting to find a paper-trail that would let us deduct the expenses on a different tax form.  

I've seen a 15% increase in rent in some areas just in the last quarter.

Think they have slightly different uses, but they are off the shelf.And for heavens sake, don't get dragged into the "it needs to be sprayed monthly/quarterly" rubbish.
