I recommend finding a great buyers agent that enjoys working with buyers.

I'd highly recommend starting out with a house hack - whether it be a large single family in a good area or small multifamily.

I think you've got the process generally right, but recommend being as accurate as possible on the cost and the ARV.  

You'll want to be able to obtain balances, confirm payments were received, obtain payoff statements, etc.Ask your friend to share the username and password for the servicer's websiteI recommend using a loan servicer to collect your payments and disperse payments each month to the underlying mortgage servicer.
