If I had to guess I probably have remodeled over 2000 homes from California to Texas and north to Indiana.

It's got me wondering whether I have the option of vetting my own closing attorney for future purchases within North Carolina. 

Even with new equipment expense and unforeseen capex, it will return north of 20%.

My theory is more that if you can use your HELOC which has a hypothetical interest rate of 5% to purchase an income property that produces an ROI of 7%, how pissed would you be if you didn't have a HELOC nor the cash to make things work?

Thanks @Christopher Olsen,I currently live in a 3-flat in Chicago but my wife and I are planning to move to the North Atlanta area next year so I'm planning on waiting until after the move and looking into the potential down in GA on our new home.

A good lease clearly outlines the obligations of both the resident and landlord and makes things run more smoothly when there are issues.That said, even the best lease cannot counteract the laws written by left-leaning states, nor the rulings of activist judges.
