If your circumstances do not match any of the standard requirements described above but based on facts and circumstances the primary reason for sale is work-related, health-related, or unforeseeable.

Large home will be vacant soon and mobile home was signed for a 17 year lease however the occupant is wanting to bail due to health issues.Large home is for sale for $149k and mobile for $100k.  

I will have to start off slow b/c credit and money dropped due to a health issue I went through.  

Some landlords won't rent to them.Looks like a good long term tenant to me if they meet all of the other requirements.I don't understand the mentality of requiring 10 years post filing to rent.

Getting out from under a problem can be freeing and give you the mental energy to more than make up the loss on a new deal.
