The value of the land cannot be depreciated, only the value of the improvements- which is what you're speaking of as far as a portion of your $150K goes I'm assuming.For example, a residential property costing $400,000 has a land value of $100,000.

The one I like though is and I think you and I agree on this.. but buying at or close to the median price point of a given MSA to me is a critical for out of area.. just gives you a leg up on quality assets and generally speaking a mixture of owner occ and rentals in the area instead of 100% rentals or high % rentals.. and of course buying 50% under the Median is inviting high risk for out of state folks..

I would speak with the existing lender/family member and ask them to extend the years of the note at the same rate. 5% 15 year $554 monthly vs 4% with costs $518.
