Another tip is to always add the property address or some other identifier in the Subject so you can search/filter on it.To manage comms, if you find that your properties/tenants have a lot of 'stuff' going on at any one time, you just need a summary table or Action Tracker.

They could help you identify any other potential hurdles that you may not know about that you can take time to resolve while you're waiting on your 2 years of income history.

It may be that the companies west of Boston are seeing workers move farther out  especially the lower paid ones.It is a good plan to look at an area and narrow it down but frankly I think  these rules are really about identifying opportunities. 

That way we can identify the involved persons, who will be sent a notice and expected to comply.

You want to make sure you are per-qualified prior to identifying a property unless you are paying in cash.

My advise is to identify your ideal subdivision or two or three, buy a list and start mailing.

You absolutely need to identify yourself in any mailings Consult your agreement with your Broker as to how commissions are handled as well as if wholesaling is allowed as well.
