So far, I haven’t found anything that works as well as the wholesaler sending out a google sheet with property details, photos, etc..I’m actually kicking around the idea of building a software where investors can search their market for off market properties that have been submitted by wholesalers in that market.

Any information would be greatly appreciated.I personally use my own google sheets for monthly income/expenses however it focuses more on my corporate job that I still work in and my everyday expenses but I have not tied in investment. 

If I were someone that took a lot more risks, I'd probably just google "mutual release and settlement agreement" and try to find a 1 page form that seemed to apply to the situation.
