So far, I haven’t found anything that works as well as the wholesaler sending out a google sheet with property details, photos, etc..I’m actually kicking around the idea of building a software where investors can search their market for off market properties that have been submitted by wholesalers in that market.

If I were someone that took a lot more risks, I'd probably just google "mutual release and settlement agreement" and try to find a 1 page form that seemed to apply to the situation.
