Plenty of people have marginal credit because of some life circumstances and got off track for some reason.

This is for two reasons: 1) I'd like to get a sense of what it is like to be a landlord without going "all in", and 2) Being a younger investor I am thinking a bank would be less apt to lend to me for commercial until I have a proven track record of success.

If another tenant months or years from now was ticked at me and decided to file a lawsuit and some lawyer was able to track my records to determine that I made an exception for another tenant and didn't offer them the same courtesy, I could get into a lot of hot water.What do you think? 

Then if something has to be re-filed, a person has to be tracked down, a quiet title action has to be completed, etc. it is on them to use their resources to fix it.

I have been tracking the Real Estate transaction numbers, prices and return on investments in a handful of cities through out the US through the offices of the Networth Realty Brokerages.

Obviously, I've been tracking all the other expenses etc on my tax returns.
