I'm definitely going to look into syndications, as I'm not looking to do RE as a job but use it as an investment vehicle that can throw off cash for starting additional technology companies (my real passion).

Your primary job as a friend will likely be to help them through the technological aspects, if like many retired persons they have not kept up on it all.

Check and make sure the building is not in an area transitioning away from medical to something else and that all the growth has moved to a different corridor etc.If the unit is dated and tenants lease is coming due soon they might leave to a brand new facility to upgrade their technology or ask for a big TI credit in exchange for renewing the option period even if it doesn't mention it in the current lease.

We visit or if you're out of time I use my cell or virtual tour the property.

I'm going to use my cell phone for the time being to answer any calls that come in...and that's pretty much where I'm stuck at.

The current technology uses infra-red signals like a tv remote, but some of the new ones are using blue tooth.
