In fact, NPR just ran an article stating that many average payed workers will be earning more while not working with the combination of unemployment insurance, plus the "enhanced unemployment" payments of $600/week, and the stimulus checks!

@Gardy Saturne I wouldn't put that $500 towards direct mail, on average it's going to take quite a bit more than that to get your next deal.

People often apportion 10% for CapEx/repairs, and your management company (if you have one) would be able to tell you average vacancy rates. 3br in Greenfield is probably not high vacancy, so I would estimate 7% (but who knows).I run my own calculator.

The stimulus has more or less been built in already and the true economic numbers have yet to come out.At age 37 it doesn't really matter since you can dollar cost average at this range or below and be just fine.

My average premium is roughly $1500 per property with a $1000 deductible.However, a buddy of mine recently had an electrical fire and his whole investment burned to the ground, so now I'm thinking I should have better coverage, but it's rather expensive where claims are paid on a replacement cost basis which would run about $2650As far as I understand it, my policy would cover a lot of the cost of replacing things like a roof or damage from natural disaster or fire etc... but not 100% whereas the replacement cost policy would simply cover all costs at the expense of devouring my cashflow.I'm just wondering what most people have and what someone would recommend?
