I don't watch or believe any of those flipping shows on TV, but I do think there are great opportunities out there for people who are willing to work hard.I've learned a lot over the past year by reading this forum and other resources online.

Any way i just closed escrow on my first deal its a tri plex in Apple Valley that i picked up for 93k.

i didn't do the tile all the way up, bc i knew i was listing this house at 89k, and so it didn't need all the features..just a few...granite, prewired for flat screen tv, custom tile on the kitchen floor, etc was enough for this price point i figured..but i do agree, tile all the way up looks bangin!!

This way I know that the bids can be compared apples-to-apples and also because I can generally get finish materials cheaper than my contractors.Plus, you can easily price finish materials by spending a few hours at Home Depot or Lowe's, walking the aisles and taking notes.

If you can fit a bed, dresser, couch and coffee table along with a tv in the room it goes along way in keeping you sane.

I have one bad apple in about 18 Sec 8 tenants.

There were posters, ads on the tv, stand up signs, etc.
