I did have a crack at the analysis calculator but like I said.

I used his pro forma & analysis software for years, pretty basic stuff, but did the job.  

I think you're trying to much to read in between the lines with the "jeans/tshirt" and "Not calling me Mr" analysis and your problem may be your picking the best of the worst.

I've made an analysis spreadsheet based on some I found on the site, and I've been running numbers on several properties in the area to break it in.I'm going to go out looking at some houses this weekend to get a better idea on reno costs estimates.I know I still have a lot to learn, but I am a believer in learning through experience so before too long I will be seriously shopping the market.I look forward to continuing my new nightly routine; Podcast on the way home from work, dinner, and 3 hours on BP!

I've been in the analysis paralysis stage for quite awhile and reading this may have just been the catalyst for progressing forward.

After many years of watching from the sidelines and suffering from analysis paralysis, I'm happy to say that I've finally taken the next step!

I just tell people about the wonderful deal I found, show them the pretty Market Analysis the local realtor did for me and once in a while they say, Oh, gee how can I get involved :).

I guess you could say I have analysis paralysis.

Since there is no security deposit, be sure to factor (to your analysis of the deal) in at least a few thousand you'll need to keep in reserves for any repairs.

I was hoping you could maybe take a quick look at my analysis and tell me if you think everything is alright.
