I don’t think we are near the top of the market.

Sometimes things wear out faster than expected.  

We are not getting any younger so we are looking for ideas.

We are in Florida, so I believe the eviction process is pretty fast if there's a default (I have never had to do it but I have read up).

@Tim Schroeder has it right; the Gatlinburg, Pigeon Forge, Sevierville (and Wears Valley) areas are pretty hot.

I have the opportunity to quit my job and partner up doing wholesaling full time, we are actually starting to get some deals done now.  

Hello Andrea:  That used to work 15 years ago yet not now.I am in Ontario in Kitchener Waterloo and we are happy to find a property that can break even for cashflow or have a small positive or small negative each month and it still works out as a good investment due to the expected appreciation in value over time and the expected rent appreciation over time and the paydown on the mortgage over time.  

Just to keep track.... so far we are 7 hours into me learning that they’ll teach me some awesome stuff, but later.

We are putting in new panels, so a panel reconfig is not a biggie!
