@Jason Weber welcome to BP, I too was a mortgage broker and am constantly amazed at the members depth of knowledge and generosity of their time.

For example...A) No offer madeB) Offer made - rejectedC) Offer made - accepted - no closeD) PurchasedE) WholesaledF) Purchased by someone else     1) Purchased priceG) etc...I'm sure there are more options you could put here that I'm not thinking of or don't know aboutThese tools would provide some amazing value to investors to keep track of their deals and offer acceptance rates, etc.

We've found some amazing deals at Sears Scratch and Dent outlet!  

I'm amazed at how many post I've seen lately from those either just finishing or already finished serving.

It feels risky at first, but it's amazing how much faster you can grow your RE business when you can devote 100% of your working time towards it!

Honestly in 5 years I have spent no more than a few hours a year handling anything.The one thing that I learned from an investor early on and has paid dividends is being patient in finding good people and treat them amazingly. 

Some of the historical projects that I've seen developed in my area are amazing and I'm fairly certain they were very lucrative.

There are some amazing suburbs as well--Cuyahoga Falls, Green, Barberton, etc.
