Recently, my husband and I sold our home in TX with one objective - to kick off our real estate investment journey.

Here are my thoughts:- MTR and STR would require furniture so I do need to pick a lane (LTR or MTR/STR).- We currently have STR and LTR in our portfolio so I'd like to try MTR.- We could furnish it and go for STR/MTR simultaneously, but we get occupancy near end of October, which isn't the best time for STR.

If you are an owner occupant my recommendation would be to build an adu and rent it on Airbnb but you can only Airbnb in Albemarle if you are an owner occupant so otherwise I would do something else

My strategy is to register / go to the auctions and learn that way.

My pest control company sprayed this mold in my crawlspace last year with a mold killer last year, but I'm not happy with the results.

When I will be renting a room or basement in my house (that I will be buying as primary residence), I’m planning for the roommate to just zell me the monthly rent directly to my back account.

@Roberto Westerband from my experience with my own HELOC (my home is paid up when I got the HELOC), taxes and insurance had nothing to do with my using the $$$.

Now is the time as my wife and I have further discussed short term rentals and such recently.

-There will be zero vacancy from my perspective as a landlord.
