If they can't/won;t pay they have violated the terms of the lease and you have what may be grounds for removal...

The format wont allow me to adjust it to technically having nothing out of pocket, so I added the extra $70/month (which is essentially financing the 15k down) to 'extra expenses'.. 

I agree condos probably wont cash flow unless you find one with super low HOA....  

That number of units wont be listed on the MLS and the good ones will sell without ev r being advertised.  

Other banks wont allow it to be purchased by an llc if it's a new since it doesnt have the funds.

I found a property that is listed for $140,000, I could afford an FHA 3.5% down payment but again I wont qualify.

They wont if youre smart about it.
