I'm definitely learning a lot from just listening to the conversations and books that are recommended.I graduated with MS in Civil Engineering from Purdue University in West Lafayette, Indiana in 2013 and I did work as a bridge engineer in Indianapolis for about 2.5 years before I moved to Tampa because of a better job offer and obviously better weather.

As for the market outlook there, Im seeing 4% appreciation forecast from Zillow: "The median home value in Fresno is $198,500 … home values have gone up 6.4% over the past year and Zillow predicts they will rise 4.3% within the next year.”

This is for the people who research at 2am because they can't shut their brains off (like me).Researching Rentals online:- #1 - CraigsList- #2 - Rentometer- #3 - Zillows- #4 - Homes.com/Rentals (here you can search by property type, ie multi, single, etc) but limited to only places looking for tenancy, like CraigsList- #5 - MapLivNeighborhood Research:- City-Data.com (Great for abundance of data)- AreaVibes.com (breaks out data in 7 easy categories: Amenities, Cost of Living, Crime, Education, Employment, Housing, Weather) You can customize searches on how important each category is.

The real risk was like the small company in Oregon I bailed out of 30 plus of these. they were undercapitalized to begin with and listened to the guru presentation and were good at getting folks to sign over their homes.. but when it started to default they no way had the backing or cash to weather the foreclosure or eviction process..
