I was budgeting for 300/ month for water/sewer which I thought was reasonable until I called the water department.

The hard money costs, property taxes, electric/gas, and water bills really add up and need to be taken into consideration when evaluating any potential flip deal.

My property is old, built in 1957, but so far the only issue that it had was the water heater that was replaced by the HW company.Any thoughts?

It serves two purposes, it allows for a water proof cover for the joint & gives you a better caulked finish for the shower door frame.I also always add a 2x4 behind the joint to ensure a good solid screw anchor for the shower door framing.Tough to see but it blends in nicely & the PVC wraps around the corner on this one.

We pay water at 50.00 a month. 

@Kevin MosierOne thing I've learned about water in basements is that more often than not it's due to improper spouting on the exterior of the house and/or sloping of the ground towards the house.

I see an HOA fee.Why are you covering water/sewer, garbage, and electricity?

How are you passing along the cost to the tenant - are you pricing rent with water/sewer/garbage included?

I would like to litigate to try to recoop some of my damages but don’t want to do so in vain.
