Keep in mind the population and real demand grew so it also makes sense that a property is worth more than it was in 2006 even though that was some crazy no doc mortgages upswing in 06 hat had no business being that high in the first place.

It sounds like checking google maps/street view  is a time efficient strategy. 

I dont think its an easy process, but it may be worth it.

Now wholesalers have houses listed all over, but when they say $10,000 worth of repairs I go and look at the house and it is more like $25,000.  

My clients are well qualified and I have liquidity and net worth along with recent bank statements. 

There are a lot of opportunities to own 45k properties, problem is, trying to weed out which ones are worth owning.
