Not all tenants are clearly desirable or undesirable, so if a tenant is just so-so, or is a pain to deal with, and if he's been in place for a while and the property is in need of some cleaning and refurbishment anyway, the landlord might decide to end the lease and start fresh with a tenant paying higher rent.

The buyer had their home inspection and only minor issues were uncovered which I had my GC handle quickly because the buyer was using a FHA loan and I know how anal they can be.

Fresh coat of paint, slapping down some pergo could go a long way.

So I asked for a blank sheet of paper and wrote that everything was new, fresh paint fresh carpets and signed and dated it.
