I fixed up the house a tiny bit and put it on the market and sold it for a loss.Lots of lessons learned here but the main ones include:-never trust a home inspection report when you didn't hire the home inspector-never trust a salesperson's ARV when that salesperson is trying to sell you the property-always get a second set of eyes on a project as I felt pretty helpless sitting in my house outside Toronto and only hearing from one perspective-get the lockbox code from the start so you don't have to ask for it laterIncidentally, I could've exited this project with a potential profit.

The HOA dues are being payed (through some sort of autodraft) but are in an old amount, meaning that the HOA dues amount have increased, but the owner's autodrafted payments have not updated to match.I have purchased a service to find the contact information for the owner, but all available numbers are not reachable/disconnected.The county office does not have/will not provide contact information for the owner.Oddly enough, the owner's mailing address is for another property nearby, where the taxes are paid in full.How do I go about contacting the owner, or the people who have purchased the taxes/paid the taxes on the owner's behalf.Ultimately, I am looking to purchase the property and get it to an occupied condition.Thanks,Sameer

My advice would be to have a banker/broker/loan officer pull her full credit report and take a thorough look at everything causing the low scores.Quick fixes for just score improvement can be having a family member or a partner add you as an "Authorized User" on a credit card with a 30-40% credit balance to credit limit ratio.
