I am currently reading 'How to Invest in Real Estate' by Joshua Dorkin & Brandon Turner to learn more prior to pursuing a long-term rental strategy.

As every newbie LL/PM on these boards has revealed, there is a LOT to learn about a variety of laws; major routine processes; types of materials; contracts (all sides...tenant, management, contractors); financial reporting and management; construction methods; project and time management, and much more.

If we asked for a credit, we don't yet have a solid team or even time to be there throughout the entirety of all the repairs, so we would still have to coordinate everything and rely on someone else to be our representative there.

Be careful who you learn this through. 

The challenge is a lot of the developers handle the GC function by building their team of subs that do all the work.

We require a copy of your ID, proof of funds, and lender pre-approval letter to proceed with working with our team.

We operate a pretty substantial investor Agent team here as well, and are very involved in education and helping people build and scale.  

I’m in the process of learning about crowdfunding as a real estate investment option - to invest my money - for returns.What is your favorite real estate investment crowdfunding platform?

You'll have to learn a new market, build a new support team and pay someone to manage all of that because it is so far away.

As for the studs/ framing- it def looks scabby but they aren't structural and I'm guessing the demo team cut 1 or 2 out to see that crack.
