@Chris C. nice work on that.I would like to add that for rentals, documenting the paint colors, tiles style color, cabinet pulls, etc. is very worth it.  

In general, I would listen to the advice above and say that pushing yourself to learn and then actually committing to do something will teach you much more than any training will over a few days.Come out to one of the BP meet ups - there has been one in Milpitas for the last couple of months and just ask away!

Get involved in a note education program - There are a number of programs out there that do a good job of teaching you the ins and outs of the note business.

The others are rude and are 'a demand for an immediate response'.If you have a serious, complicated issue that has a convoluted if-then-omg-what-if style of discussion, then schedule an appointment and pay for the consultation time.

If you take a loan out you'll have to pay it back if you leave your teaching job.

Once I have the capital, I'll start doing fix and flips.Wholesaling is the best place to start, like you said, because it teaches you to find the best possible deals.

I enjoyed teaching but have always felt I wouldn't reach my ultimate goals of financial wealth from teaching in a traditional school.
