@Matt Shamus  you would be surprised your numbers are as good if not better than Memphis given the tax burden and the bad debt or trouble collecting rent..

The Postlets listing got syndicated on Trulia and Zillow and I was surprised at how many leads I got.  

The pipes are 60 years old, so I don't know how likely that makes them to crumble but I wouldn't be surprised if they did. 

Someone should pay for that consideration, and the someone should be her.Assuming she gets along well with her parents, I wouldn't be surprised if she stayed a very long time.

The key is to network the hell out of yourself and talk to everyone about your real estate business, the more excited you are and professional you will be surprised on who asks you to invest with you in your deals. 

If it was 1/5 of the amount of waste, I would consider closing under conditions (holding escrow), but this is crazy...I'm surprised all this came out of the basement!!

I really wouldn't be surprised if the area turned around as especially younger people like to live in more urban areas.
